Jackson's Fondren neighborhood is growing, and a major new development is leading the way. Officials recently broke ground on the Flats at Fondren, a $59 million, 234-unit apartment complex on Mitchell Avenue. Built by Arlington Properties, the team behind the District Lofts, the project is already being called the finest rental housing development in Jackson.

The Flats will offer one, two, and three-bedroom units across more than 228,000 square feet, with amenities including a pool, pavilion, fitness center, and game room. The complex is designed to attract professionals who want quality, walkable living without the demands of homeownership, exactly the kind of resident that energizes a neighborhood.

A Boost for the Whole Community

City and community leaders see the Flats as more than just housing. Hinds County Supervisor Tony Smith told WAPT, "Jackson is rising, and there is a rebirth of Hinds County." The development is expected to increase foot traffic for nearby businesses and generate additional city revenue through leased parking in the adjacent 500-space garage.

The project also aligns directly with the Fondren Forward Action Plan, spearheaded by Fondren Renaissance Foundation, a community-driven blueprint that calls for more diverse, mixed-income housing thoughtfully integrated into the neighborhood.

The Flats join a growing list of investments in the area. A Hampton Inn is also in development nearby, and the Fondren Business Improvement District continues to attract new businesses and visitors.
